In Sri Lanka you can rent out properties like Apartments, Flats, Homes, Bungalows and houses very easily. All you have to do is directly approach the landlord and negotiate the rent. It can be monthly or early or lease. Which ever suite your need you can go for it. You can pay the rent each month directly to the owner or can deposit to an assigned bank account. Normally in Sri Lanka rental is accepted for two years or less period. You can pay the one year rental as advance and then each month you can pay half the agreed rental and it can go for two years. After two years you can renew the contract normally with a new rental price if the owner agrees.

When you are renting out a property for long period, sign the contract papers in front of a lawyer.

in the contract it must be mentioned that you or the landlord can terminate the
contract with 3 months of advance notice.

When renting out Apartments, Flats, penthouse or condominium check it out whether you have access for car park in the basement. If the house owner doesn’t have the right for the car park then you too will be denied by the apartment management.

There is a fee applicable for the Apartments, Flats, penthouse or condominium’s security service and it should be normally paid by the owner.

In Sri Lanka when you are renting out Apartments, Flats, penthouse or condominium it is prohibited to keep pets like dog or cat with you. In Colombo city Apartments, Flats, penthouse and condominiums are rented for high price in the following areas. Cinnamon gardens, Kollupitiya. Bambalapitiya and Wellawatte. Because these areas are very closer to city business center and offer all kinds of latest facilities like in Europe and the USA. You can find high class dinning spots, fast food chains like MacDonald, Pizza hut, 24 hour super markets, Banking, International schools and best hospitals very easily.
